Dubai ads show their DLD permit number and QR; Saudi ads their REGA licence. The renter sees it on the listing, with how to check it themselves.

What Mariam sees (design preview, sample data) Every fact shows where it came from: a document, the advertiser's confirmation, or only the photos.
What Lina at Harbour Key sees (design preview, sample data) "Confirmed this week" means the advertiser confirmed availability this week. Older says so.

For renters
Early accessBadges that say exactly what was checked.
Every badge says what, by whom and when. Where the law requires a permit, a listing without one is never published. And a badge is never for sale.

How it works
The details
A badge is never for sale
Plans buy tools, not trust. The same rules apply to every listing.
Expired means paused
When a permit expires, the listing pauses automatically and saved copies say why.
Report in one tap
Fake, unavailable, asked for money before a viewing: the listing is paused while we look.
What a listing shows, country by country
From each country's listing rules. LeaseExact shows what the advertiser provided and says when we checked it.
| Country | What the listing shows | When it says "Checked by LeaseExact" |
|---|---|---|
| United Arab Emirates | DLD advertising permit number and QR (Dubai); broker BRN and office ORN; holiday-home permit for holiday homes | Only after the permit was checked with the official DLD check, with the date |
| Saudi Arabia | REGA advertising licence number and the broker's FAL licence | Only after the licence was checked, with the date |
| Egypt | No national ad permit. Whether the advertiser uploaded authority documents: title, registered contract, developer contract, power of attorney or brokerage mandate | Only after our review queue decided, with the date; otherwise "Not reviewed by LeaseExact" |
| Qatar | The broker's licence number; lease registration after signing is the advertiser's step | Only after the licence was checked, with the date |
| United Kingdom | EPC rating, council tax band, deposit and holding deposit, permitted payments only; the agent's redress scheme and client money protection | Stated by the advertiser; fees that aren't permitted can't be saved |

What it does not do
Knowing the limits is part of trusting a tool.
- Say a lease is registered — Ejari and Ejar are the landlord's or agent's step
- Claim a government endorsement
- Call anything "verified" without saying what
Questions
How do I check a Dubai permit myself?
Scan the QR on the listing or use the official DLD check. The help centre links to the official page — never to a copy of ours.
Why do some listings say "Not reviewed by LeaseExact"?
Because we haven't reviewed them. We'd rather say so than imply a check that didn't happen.
Can an advertiser pay for a badge?
No. Badges follow the rules and the checks, never the plan.
