About these terms

These terms apply when you visit leaseexact.com or use LeaseExact to look for a home, save homes, message advertisers or request viewings. LeaseExact is provided by BytesGlue Software Services and Solutions FZCO, Dtec G-1B, Nadd Hessa, Dubai Silicon Oasis, Dubai, United Arab Emirates ("we", "us"). If you advertise homes or use the advertiser workspace, the advertiser terms also apply to you.

By using LeaseExact you accept these terms, the acceptable use policy and the privacy notice. If you do not accept them, please do not use LeaseExact. We may update these terms; the date of the current version is 2026-10-21, and if you have an account we will tell you about important changes before they apply.

What LeaseExact is, and what it is not

LeaseExact is a rental marketplace and a workspace for advertisers: landlords, brokers and agencies, and serviced-stay operators. It helps you find homes, see what a home really costs and talk to the people who advertise it.

LeaseExact is not a broker or an agent and is not a party to any lease. We take no commission on rent, we never hold deposits, and we never ask you to pay anything on our behalf. Any agreement to rent a home is between you and the landlord or their agent.

Marketplace search is planned for Egypt, the United Arab Emirates, Qatar and the United Kingdom, and opens city by city when enough homes there have recently confirmed details. Marketplace search in Saudi Arabia is not open yet.

Free for renters, always

Searching, saving homes, alerts, messages, viewing requests and households are free for renters and always will be. We never charge renters, and no one can pay us to unlock a home, a phone number or a better place in your results.

If anyone asks you to pay LeaseExact, or to pay "through LeaseExact", it is a scam. Do not pay, and report it to us.

Your account

You can search and see the exact-cost card without an account. You need one to save homes, create alerts, send messages, request viewings or join a household. You can sign in with Google, Microsoft, Apple, Facebook or a one-time code sent to your e-mail.

You must be 18 or over to create an account. Give accurate details, keep access to your e-mail and sign-in accounts secure, and tell us at contact@leaseexact.com if you think someone else has used your account. One account is for one person.

Listings, the exact-cost card and what "checked" means

Advertisers write their listings and are responsible for them. The exact-cost card adds up what the advertiser has stated for the current offer: rent, bills, one-off fees, the refundable deposit and the cash you need before you move in. It is not an offer from us, and the landlord or agent is bound only by what they agree with you in writing.

Each badge says exactly what was checked, how and when, for example "Permit shown as provided by the advertiser" or "Permit checked by LeaseExact on a stated date". A check is a check at one moment in time. It is not a guarantee of the home, the advertiser or the lease.

Payment never buys a badge, a check or a better position in search results. If we ever show sponsored homes, they will be labelled as sponsored and kept separate from your results.

Enquiries, viewings and offers

A message is not a reservation, a viewing request is not a confirmed viewing until the advertiser confirms it, and an accepted offer is not a lease. Read the lease before you sign it and check the registration the law requires in your country, such as Ejari in Dubai.

Some advertisers use an AI assistant to answer your questions. The AI assistant says that it is an AI assistant, answers only from facts that advertiser has approved, and hands you to a person whenever you ask. What it says is said on behalf of that advertiser, so confirm important terms in writing before you pay or sign.

Money and safety

Never transfer a deposit or rent before you have viewed the home and seen a signed contract. LeaseExact never asks you to pay on its behalf and never gives you a bank account to pay into. Pay only the landlord or agent named in your contract, in the way the contract says, and keep receipts.

Report any listing or message that looks wrong. We can freeze a listing and its automated replies while we review it, and we will tell you the outcome.

Households and sharing

You can invite people you are looking with into a household. You decide what each member can see, including your budget and your contact details. A public share link shows the homes and the votes, never your requirements, budget or contact details. You can remove a member at any time, and their access ends at once.

Your conduct

Use LeaseExact honestly and lawfully, and follow the acceptable use policy. Do not send false enquiries, harass advertisers, copy or collect listings or other people's details with automated tools, or try to get around our security or limits. We may limit or close an account that breaks these rules.

Our responsibility

We provide LeaseExact with reasonable care and skill, but it may change and may sometimes be unavailable. We are not responsible for the homes, the listings, the conduct of advertisers or the leases you sign with them.

To the extent the law allows, we are responsible only for losses that were a foreseeable result of our breaking these terms. Nothing in these terms limits liability that cannot be limited by law, or takes away the rights you have as a consumer in the country where you live.

Ending, law and contact

You can stop using LeaseExact and delete your account at any time from your settings. We may suspend or close an account that breaks these terms, and we will explain why unless the law or a safety reason prevents it.

These terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates, without taking away any mandatory protection of the country where you live.
