What people get wrong
- Example
Council tax is part of the monthly cost
£2,400 pcm + £180 council tax (band D) + £160 bills = £2,740 a month.
- Example
Deposits have a legal cap
5 weeks' rent below £50,000 a year: on £2,400 pcm that is at most £2,769. The card shows it, and the deposit must go into a protection scheme.
- Example
No fees on top
In England a tenant can only be asked for the payments the law permits. A listing with a "viewing fee" or "admin fee" can't be published.

Renting in the United Kingdom: questions
Is the deposit really capped?
Yes, in England: five weeks' rent where the annual rent is below £50,000. The card shows the cap.
Can an agent charge me a fee?
Only the payments the law permits. A listing with other fees can't be published on LeaseExact.
Is council tax included?
Rarely. The card shows the band and an estimate as its own line.
What about Scotland and Wales?
Rules differ. Listings there say so until their rules are built in.
Is it free for renters?
Yes, always.
Do you hold my deposit?
No. Your deposit goes into a government-backed protection scheme, through the landlord or agent.
