Advertiser terms
Draft for legal review — not yet in force. Questions: contact@leaseexact.com.

Who these terms are for
These terms apply to organisations and people who advertise homes on LeaseExact or use its workspace: landlords, brokers and agencies, and serviced-stay operators ("you"). Your agreement is with BytesGlue Software Services and Solutions FZCO, Dtec G-1B, Nadd Hessa, Dubai Silicon Oasis, Dubai, United Arab Emirates. The terms of use, the acceptable use policy and the privacy notice also apply.
If you accept these terms for an organisation, you confirm that you are allowed to bind it. You are responsible for the people you invite to your workspace and for what they do there.
What we provide, and our role
LeaseExact lets you list homes, publish portfolio pages and share links, answer enquiries in a team inbox (web chat, e-mail, in-app messages and WhatsApp on your own business number), arrange viewings and use photo tools. Paid plans add the AI assistant, and AI listing import turns your photos, text, PDFs and voice notes into draft listings.
We are not your broker or agent. We take no commission on rent, we never hold deposits or client money, and we never collect rent. You deal with renters directly and you are responsible for every lease you make.
The workspace can be used anywhere. Marketplace search is planned for Egypt, the United Arab Emirates, Qatar and the United Kingdom and opens city by city. In Saudi Arabia you can use the workspace and portfolio pages, but marketplace search is not open yet.
Permits, licences and authority to advertise
You must hold every permit, licence, registration and authority the law requires to advertise and let each home, give us the numbers and documents we ask for, and keep them current. When a permit or licence expires, the listing pauses until you add a valid one.
United Arab Emirates, Dubai: each listing needs its Dubai Land Department advertising permit number and the permit's QR code (issued through Trakheesi), which we display as you provide them. When a broker advertises, show the broker's BRN and the office's ORN. Holiday-home stays also need the holiday home permit from Dubai's Department of Economy and Tourism. In other emirates, add the permit or licence the emirate requires.
Saudi Arabia: each advertisement needs its advertising licence number from the Real Estate General Authority (REGA), and a broker must hold a valid FAL licence.
Qatar: a broker must hold a valid licence under Qatar's real estate brokerage law (Law No. 22 of 2017) and show its number.
United Kingdom (England): you may charge renters only the payments the Tenant Fees Act 2019 permits. The tenancy deposit must stay within the legal cap (currently five weeks' rent for most tenancies, six weeks' rent where the yearly rent is above the legal threshold), and a holding deposit may be at most one week's rent. Protect the deposit in a government-approved scheme within 30 days, show the rent, deposit, council tax band, EPC rating and other material information, and follow the Renters' Rights Act 2025 as it comes into force, including its ban on rental bidding. Agents must belong to a redress scheme and hold client money protection. Right to Rent checks are your duty. Listings in Scotland and Wales show that different rules apply.
Egypt: there is no national advertising permit, so upload documents that show your right to let or market the home, such as the title deed, a registered contract, a developer contract, a power of attorney (توكيل) or a brokerage mandate. The listing shows that documents were uploaded or reviewed, with the date.
Rules change. We show notes about rules in each country with a reminder to check current rules, but we do not give legal advice, and following the law is your responsibility.
Truthful listings and current availability
Every listing must describe a real home that you are allowed to let, with current photos of that home and accurate rent, terms and dates. Do not publish bait listings, homes that are already let, or homes you are not authorised to market. Mark a home unavailable as soon as it is let, and reconfirm availability when we ask; a listing that is not reconfirmed is labelled and may pause.
When you mark a fact as "confirmed by the advertiser", you are confirming it. Upload only genuine documents.
We may reformat, label, pause or remove a listing that breaks these terms, and we will tell you why.
Prices, fees and the exact-cost card
Enter every amount a renter must pay: the rent and how it is charged, which bills are included, every one-off fee, the refundable deposit and the cash needed before move-in. Renters see these on the exact-cost card. Do not add a fee later that was not in the listing.
Every fee must be lawful in the home's country; in England, only permitted payments may be charged. Do not charge renters for viewing a home or for sending an enquiry.
Never ask a renter for money before they have viewed the home, in person or in a live video viewing you run, and received the written terms. Never ask a renter to pay "through LeaseExact".
Fair treatment and no discrimination
Do not state preferences for or against renters because of nationality, religion, ethnicity, gender, disability, family status or any other characteristic the law protects. Where the law of the home's country allows a specific restriction, for example a shared home for one gender only, state it plainly as a house rule; our moderation team may ask for the basis. In England, do not refuse renters because they have children or receive benefits where the law forbids it.
Do not ask renters for passports, visas or financial documents through search or a first enquiry; ask only for the documents the law requires, at the stage it requires them. We flag discriminatory wording and may remove it.
Your inbox, renters' contact details and WhatsApp
Conversations are between you and the renter. A renter's phone number or e-mail reaches you only when they choose to share it; use it only for that enquiry and follow-up the renter would expect, never for marketing without their consent.
WhatsApp works through the WhatsApp Business Platform with your own Meta business account and your own number. You accept Meta's terms and policies, Meta may charge you its own fees directly, and you are responsible for consent, message templates and your number's standing. If Meta restricts your number, WhatsApp in LeaseExact stops until it is restored.
The AI assistant and AI listing import
The AI assistant is off by default and the trial never switches it on. To switch it on you approve the facts it may use for the listings it serves, run a test conversation, and name a person who takes over.
The AI assistant answers only from facts you have approved and from your current listing details. It introduces itself as your organisation's AI assistant, and it hands the conversation to a person when the renter asks, for complaints and negotiations, and when it is not sure.
You are responsible for the facts you approve and for what the AI assistant sends on your behalf. Keep the facts current and review its conversations. It cannot sign leases, take card or bank details, promise discounts or refunds, or guarantee acceptance, and you must not set it up to do so.
AI listing import creates draft listings from the photos, text, PDFs and voice notes you upload. Check every draft before you publish it; when you publish, the listing is yours. Ask answers your team's questions from your own records; check its answers before you act on them.
Your content and our licence
You keep ownership of your listings, photos and documents. You give us a worldwide, non-exclusive, royalty-free licence to host, copy, format, translate and show them on LeaseExact, on your portfolio pages and in share links for as long as you keep them with us, and in backups until those expire.
You confirm that you have the rights to the photos and text you upload and the consent of any person shown in them. We never sell renters' contact details, and we use only combined figures that identify no one to improve LeaseExact.
No scraping and no misuse
Do not scrape, copy or collect listings, renters' details or other advertisers' data, and do not use bots or automated access except through the feeds, exports and integrations we provide. Do not copy other advertisers' listings or photos. The acceptable use policy applies in full.
Plans, billing and the trial
The Free plan includes up to 3 homes. Paid plans are billed in advance, monthly or yearly, at the prices on our pricing page for your country, plus taxes such as VAT where they apply. Payments for our subscriptions are processed by Stripe. We will tell you about a price change before the next billing period it applies to.
A new organisation can try the Team plan for 30 days without a card and without any automatic charge. At the end of the trial the organisation moves to the Free plan unless you choose a paid plan, and the trial screen tells you in advance what will happen.
Payment never buys a badge, a check or a better position in search results.
Monthly plans end at the end of the month and yearly plans at the end of the year. Refunds for unused time are given only where the law of your country requires them. Offers and coupon codes apply only as stated in the offer.
Downgrades, cancellation and export
When you downgrade or the trial ends, paid features stop at the end of the period, the assistant hands open conversations to your team, and chat between people continues. Listings above the new limit pause, and you choose which stay published. A downgrade never deletes anything, and your exports stay available.
After you cancel, your organisation stays readable for 90 days so you can export everything: listings, photos with their originals, offers, conversations, viewings and approved knowledge. After that the organisation closes. We can delete it earlier if you ask, unless the law requires us to keep something.
You can export your data at any time while your account is open.
Suspension, liability and law
We may freeze listings, automated replies or an account after a report, a suspected scam, unlawful content or an expired permit. We will explain the outcome and give you a way to respond; in serious cases we may act first and explain afterwards.
To the extent the law allows, we are not liable for leases, for renters' conduct, or for lost profits or business, and our total liability for any 12-month period is limited to the fees you paid us in that period. Nothing in these terms limits liability that cannot be limited by law.
You are responsible for claims that arise from your listings, your fees, missing permits or your use of renters' details, and you will cover our reasonable costs of dealing with them.
These terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates, and the courts of Dubai decide disputes. Questions: contact@leaseexact.com.
